Purpose
The Master Deed has been adopted for Bradbury to ensure its development as a high quality community in harmony with the natural features of this unusually beautiful site, to maintain all elements of the community in excellent condition, and to discourage activities which diminish the value of any residence.
Architectural Review Committee
Each proposed residence in Bradbury will be subject to a review and approval procedure guided by an experienced and professional Architectural Review Committee. The Committee has the goal of maintaining consistent architectural excellence while providing helpful assistance to future homeowners in the design and construction process.
Size of Residences
Each residence shall have minimum livable floors area as follows:
- For Units on the park (i.e. Units 5, 6, 7, 8, 9, 10, 11, 12, 13, 14, 15 and 16) 3,000 square feet for a 1-story structure and 3,200 square feet for a 1½ or 2-story structure;
- For Units on the park road (i.e. Units 17, 18, 19, 20, 21, 22, 23, 24, 25 and 26) 2,800 square feet for a 1-story structure and 3,000 square feet for a 1½ or 2-story structure;
- For all other Units (i.e. Units 1, 2, 3, 4 and 27 through 56) 2,600 square feet for a 1-story structure and 2,800 square feet for a 1½ or 2-story structure.
Minimum Width
Each residence shall have a minimum total building width of sixty-two (62) feet, including the attached garage.
Exterior Materials
The majority of the exterior wall area of all residences shall be constructed of brick and/or stone. Siding, where used, shall consist only of individual boards. Aluminum or vinyl siding, metal windows, or metal primary entrance doors may not be used. Residences are to be unique in appearance and limited elevation duplication within the development.
Garages
Each residence shall have a side or rear entry garage for a minimum of two cars. Front entry garages, or garage doors facing the road, are not permitted for aesthetic reasons.
Landscaping
A conceptual landscape plan is required at the time of architectural review identifying and integrating natural site characteristics into the plan to assure their preservation through the construction process. Landscaping is to be completed within 60 days after the initial occupancy of a residence, season permitting.
Aesthetics
Restrictions prohibiting unsightly conditions or offensive activities have been adopted to assure a neighborly and pleasing environment for Bradbury.
